Living by the sea is a dream for many people and it is this dream that has instigated the increase in popularity and prices across Scotland for seaside properties.
Offering a unique relaxing lifestyle that has increased in popularity (since the covid pandemic) that makes them extra attractive to potential purchasers. Scotland’s coastlines offer a whole list of outdoor activities such as swimming, sailing, paddle-boarding, kayaking, hiking and cycling, not to mention being able to enjoy the natural beauty of a coastal setting. Properties on the coast hold their value better than other types of properties and they are normally in greater demand. They can be a profitable investment because they can also be sold on at higher prices than other types of properties.
Scotland has lots of famous seaside locations that offer this lifestyle, St Andrews, Portobello, North Berwick, Eyemouth, South Queensferry, Anstruther, Gourock, Dunbar, Annan and Dalgety Bay, to name but a few! They all vary in price depending on size, location and condition of the property.

Average prices in Scotland for ‘seaside located properties’ increased by an amazing 11% with the Bank of Scotland advising that North Berwick surprisingly had the highest average property price of £440,172, above St Andrews with the average property price of just over £421,000. From 2012-2022 the average cost of a seaside home has increased by 31% in Scotland.
The cheapest average property price along the Scottish coastline was cited as ‘Greenock’ in Inverclyde with an average price of just over £97,000. With Campbelltown and Girvan also having some of the cheapest coastal homes in the UK.

Since the covid pandemic, it is clear that people have embraced home working and are trying to enjoy relaxing surroundings and outdoor activities much more than in previous years pre-pandemic.
