A recent study has found that Scotland has been placed again at the top of the rankings when it comes to property affordability. 

L&C Mortgages compiled data and analysed the results.

First Place - East and North Ayrshire

The top position goes to ‘East and North Ayrshire’ with beautiful coastlines and great places to eat, drink and shop. This is a great place to invest in 2024.

  • Average monthly salary is £2,268 
  • Average house price £103,453
  • House price to salary ratio = 3.8

Meaning this is the most ‘affordable’ place in the UK to purchase a house.

Second Place - North Lanarkshire

In the second position is “North Lanarkshire’ perfectly situated in the heart of Scotland, with great transport links to the rest of Scotland and the UK.

  • Average monthly salary is £2,355
  • Average house price £112,166
  • House price to salary ratio = 3.97
Third Place - Durham (The Only Placing That Is NOT Scotland Within The Top 5)

Claiming the ‘third’ spot is ‘Durham’’. This is no surprise given the high rental returns and cheap asking prices.

  • Average monthly salary is £2,229
  • Average house price £111,454
  • House price to salary ratio = 4.17
Fourth Place - Inverclyde, East Renfrewshire and Renfrewshire (Joint Rankings)

The 4th spot has a ‘joint ranking’ between 3 areas, Inverclyde, East Renfrewshire and Renfrewshire. Inverclyde has some stunning coastal scenery and is just a 30 minute car ride away from Glasgow. East Renfrewshire has been cited as being a great place ‘to do business’.

Fifth Place - East Lanarkshire

East Lanarkshire has claimed the 5th spot. There is a very high demand for housing in this area, with an abundance of little towns and villages there is a great mix of both town and rural lifestyles. The high demand means that there is plenty of opportunity for investors. Often viewed as a ‘hub’ for commercial and administrative business’.

  • Average house price £120,379
  • House price to salary ratio = 4.52
