As we come to the end of the month, it is great to report that May has been a bumper month when it comes to house sales! According to statistics it has been the busiest month for property transactions since the Covid Pandemic boom during 2021.
A new report from Zoopla on the latest House Price Index backs up the stats to demonstrate that the number of sales agreed have been at their highest this month for 4 years! And the sales have increased by 6% compared to this time last year.
The market is demonstrating much more stability and more sellers are frantically listing their homes for sale (13% listings increased compared to 2024 at this time).
Edinburgh and Glasgow continue to dominate the Scottish market with excellent increases on house prices of both 8.3% and 7.2% respectively for the month of May. Aberdeen took a little bit of a knock due to the current economic conditions and low investment in the oil and gas industry of late, reporting a drop of around 1.4% in prices. Edinburgh house prices are now averaging £304,294. A lot of U.S. buyers are preferring to purchase in Edinburgh compared to London of late, with lower crime rates and the cultural appeal of the arts, the Castle, the Christmas markets, etc.
There has also been a recent surge in house prices for luxury properties in areas like St Andrew’s due to the global appeal and scarcity. Some homes directly opposite the Old Course in St Andrew’s are now hitting up to £7 million!!!!!
In contrast, the cheapest place in Scotland to buy a property right now is ‘Campbeltown’ where the average property price is £103,078. This region is currently experiencing rapid population growth with recent regeneration efforts and an investment of £60 million that was aimed at transforming the town centre into a more vibrant and attractive place to live, work and visit. The local ‘picture house’ has even been restored. The investment has led to new businesses, new jobs and improved infrastructure, making it more appealing overall.
We also took a look at the report produced by mov8realestate who documented that low deposit mortgage deals have hit a 17 year high, with 1,287 deals now available. This significant increase in low deposit mortgage options could lead to more first time buyers entering the market soon.
Further reports from mov8realesttate advise us that the Scottish housing market has outperformed all other UK regions in early 2025, which is why Scotland remains a great place to invest. Whilst this does not forecast what will happen for the rest of 2025, it certainly gives us a strong start to the year.
